Property Styling

Whenever buyers consider moving to Sorrento—or anywhere on the Peninsula—having views of Coastal Tea Trees and Moonah from every window, instead of your neighbour’s house, is always high on the wish list. The Salonika Street property we recently styled perfectly captures that sense of being truly nestled in the landscape.

Elevating Coastal Luxury: Property Styling Sorrento at 20-22 Salonika Street

When selling high-end coastal homes in Sorrento, property styling Sorrento is more than just dressing rooms — it is about crafting an irresistible lifestyle narrative. At this  Sorrento home, we undertook a styling process that integrated with the client’s existing pieces and was rooted in the property’s architectural strengths, its natural light, and the unique coastal context, with the goal of helping prospective buyers feel emotionally connected from the moment they walk in.

About the Home at 20-22 Salonika Street

Situated on a landmark double block of approx 1,297 m², this modern four-bedroom, two-bathroom residence (plus dual garage) enjoys a prime beachside position just steps from the foreshore, Sorrento village and the Sailing & Couta Boat Club.

The home was designed by Fasham Homes to capitalise on its northern aspect, with abundant glass, soaring ceilings, timber floors, and a meticulously zoned layout. It also features a self-contained guest wing with kitchenette and deck access, offering flexibility for multigenerational living or guest accommodation.  Surrounding the property are established native gardens and indigenous Moonah plantings that lend maturity and permanence to the setting.

These generous bones made the property a powerful canvas for styling — but great styling is about balance: enhancing strengths while softening any spatial gaps and guiding buyers to visualise living there.

This home was bought to market by Clayton Smith of Buxton Mornington Peninsula.  Call Clayton on 0418 877 445 or email csmith@buxtonmp.com.au for more information.

Our Approach to Property Styling Sorrento

Below are the guiding strategies we followed in styling this Sorrento gem:

1. Seamless indoor–outdoor flow
We placed key seating, dining and lounging arrangements to frame and lead the eye toward the extensive deck and beyond to the coastal views. We avoided blocking major sightlines with bulky items and preserved physical pathways to make the interior feel open and interconnected.

2. A palette rooted in coastal calm
Soft neutrals, pale taupes, muted greens and driftwood timber tones were introduced to echo the nearby beach and natural vegetation. Accents of deep charcoal or slate were used sparingly for contrast and grounding but never to compete with architectural focus.

3. Layered texture and natural materials
Woven linen throws, jute rugs, timber accents, woven baskets, rattan elements and soft upholstery all added a tactile softness to hard surfaces like stone benchtops, timber floors and glazing hard edges.

4. Scale, proportion and breathing space
We intentionally chose furnishings that respect the high ceilings and volumetric spaces. In open living zones, couches, armchairs and tables are generous but don’t overwhelm — cushions, rugs, and side tables define intimate zones without interrupting the flow.

5. Curated vignettes for emotional connection
Reading nooks, coastal-inspired styling vignettes, tray styling, books and art were selected to evoke relaxed seaside living. Subtle hints — e.g. shells, driftwood, coastal textures — reinforce the Sorrento lifestyle without being literal or cliché.

6. Accentuating light, shadows and focal points
Mirror placements, light drapes, strategically placed lamps and spot lighting accentuated architectural lines, wall planes, and the home’s north light — making the space feel dynamic at different times of day.

7. Integrating mature landscaping as part of the design
Because the existing gardens and indigenous plantings were already well established, our styling aimed to harmonise with them rather than compete. Outdoor seating, pots of native planting, and indoor plant accents served to blur boundaries between inside and out, making the gardens feel like an extension of living space.

Why “Property Styling Sorrento” Matters

  • Emotion-first decision making. Buyers invest emotionally. A well-styled home makes them visualise weekend mornings, alfresco dinners, and coastal living.

  • Amplifies architectural strengths. This property’s northern orientation, open plan layout, glazing and ceiling heights are made more compelling with thoughtful staging.

  • Minimises perceived flaws. Styling helps fill gaps, soften transitions, mask less desirable angles, and direct attention to premium features.

  • Optimises sale outcomes. In luxury or coastal markets like Sorrento, homes that present with coherence, flow and lifestyle sell faster and often command stronger offers.

At 20-22 Salonika Street, our styling reinforced the narrative of elevated coastal living: an elegant, light-filled, seamless sanctuary where indoors and outdoors converge — a house that doesn’t just look great in photos, but feels like home from the very first walk-through.
